Positioned beneath the layered urban fabric of Brunswick Street, this Brisbane heritage workspace fitout transforms a complex basement tenancy into an immersive contemporary headquarters. Accessed via a previously disused laneway, the project extends beyond the tenancy itself to include activation of the surrounding public realm. The laneway now acts as a new threshold between city and workplace, creating a more connected and engaging arrival experience.

The design responds directly to the raw character of the existing structure. Exposed sandstone walls, aged brickwork and irregular heritage fabric form the foundation of the architectural language. Rather than concealing the imperfections of the building, the project embraces them. Texture, patina and age become central to the atmosphere and identity of the workspace.

New architectural interventions remain restrained and carefully detailed. Finely crafted joinery, robust material selections and considered lighting introduce warmth, clarity and functionality while preserving the integrity of the original shell. The balance between old and new creates a workplace that feels grounded, refined and highly tactile.

Working within the constraints of a heritage basement required careful integration of services, circulation and environmental performance. The design prioritises atmosphere as much as practicality. Spaces feel calm and distinctly urban while supporting the evolving needs of a contemporary headquarters environment.

The adjoining laneway formed a key part of the project vision. Through subtle lighting, landscaping and improved permeability, the once-forgotten service corridor now functions as an activated urban edge and informal arrival sequence. This intervention reconnects the tenancy to the energy and character of the surrounding precinct.

The result is a contemporary adaptive reuse project that balances heritage character with the functional demands of modern work culture. Rich materiality, restraint and careful detailing create a workspace with a strong sense of permanence and identity.
