Bunratty

The Gap, Brisbane

Bunratty House is a contemporary family residence set within five acres of rolling hillside in The Gap, on the western edge of Brisbane, with long-range views towards the city skyline.

The house is carefully positioned within the landscape to preserve a strong sense of seclusion from the street. Arrival unfolds gradually along a meandering driveway, where the built form is revealed slowly through shifts in elevation and vegetation.

The architecture is composed as two interlocking volumes that respond directly to the site’s steep topography. These forms lift and separate to create a central saddle, allowing the main living spaces to bridge the landscape and capture expansive panoramic views across the valley and city beyond.

Rather than imposing a singular object onto the site, the house follows the logic of the hillside. Roof forms extend this reading of terrain, appearing as a continuation of the land itself. This approach reinforces the relationship between building and topography while maintaining a low and grounded presence within the wider rural setting.

Sectional movement becomes a defining architectural device. Living spaces are elevated, split and reconnected across levels, creating a layered experience of occupation. This spatial strategy allows the house to engage directly with light, outlook and terrain, while supporting a clear separation between private and communal zones.

Material selection supports this reading of the landscape. Subtle, grounded tones allow the building to sit quietly within its surroundings, while openings are carefully placed to frame long views and filter natural light throughout the day.

The result is a residence defined by its sectional clarity and its close relationship to site. Bunratty House is not conceived as an object in the landscape, but as an extension of it—shaped by slope, view and horizon.

Conceptual Explorations

Resolving the relationship between 360 degree views, managing bushfire overlays and negotiating the steeply sloping easterly terrain on this spectacular West Brisbane site generated a dynamic 3 dimensional form with over sailing roof forms.

Collaborative Planning

The plan resolution for the Bunratty House was directly around prioritising views and creating a hierarchy of public & private spaces. Some 4 or 5 concept options were explored before the proposed plan hit the right balance
